Where is TenantBird available?
TenantBird is built for the Canadian rental market. You can list, collect applications, and screen tenants anywhere in Canada. Lease creation is available in the provinces we support, with more on the way.
How much does TenantBird cost?
TenantBird is free for tenants. For landlords, realtors, and property managers, the platform is free too: listings, rental applications, the Standard Report (the full application, documents, and landlord references), e-sign leases, the document vault, and the property hub. You only pay for the Verified Report, which adds a credit check, ID verification, income verification, the Bird Score, and AI insights: $29 CAD per screened applicant, charged to your card on file. No subscriptions, nothing to pre-buy.
Do tenants pay for screening?
No. The landlord covers the screening fee, so applicants are never charged. The check is run through our screening partner with the applicant's consent, and is intended to be a soft inquiry that does not affect their credit score.
Is my data secure?
Yes. Documents and application data are encrypted in transit and at rest and stored in Canadian data centers. Your application is shared only with landlords you apply to, landlord views of your report are logged, and if you withdraw your application, that access is revoked automatically.
Can tenants apply to multiple listings?
Yes. Applicant details are saved to a reusable profile, so the next application starts pre-filled, and documents already in their TenantBird vault can be attached without uploading them again.
How do I get started as an agent?

How do property owners get involved?
Realtors and property managers can send owners a secure link, no account needed. Owners can view applications and screening summaries for their property and share feedback, while the final decision stays with you.
Does TenantBird handle lease signing?
Yes. Create a standard residential lease, add your own additional terms or attach an addendum, and collect signatures digitally. Everyone gets a copy of the signed lease as soon as it's complete.
